Urban Land & Housing Group – Landlord Tips – What Is Considered Fair Wear & Tear?

This is a very interesting and always questionable topic between Landlords, Agents and Tenants.

Fair wear and tear is anything that is considered to not be damaged due to tenant neglect or damage done by the tenant but more something that has just deteriorated over time.

For example if a tenant moves into a property and the place has had a fresh coat of paint and new carpets installed and after the tenant vacates in 12 months time there should not be much wear and tear at all as they only lived in the property for 12 months with these items as new.

However if a tenant moves into a property and the carpet is already 6 years old some fair wear and tear from previous tenants is to be expected.

It is recommended that landlords look at replacing the carpets and possibly re painting every 6 – 10 years.
