A lease preparation fee is charged as this covers the cost of the actual lease documents which the agent generally has to purchase.
There are usually 2 or 3 copies drawn up being 1 for the tenant, 1 for the landlord and 1 for the agent. It is important that the agent keeps the original in their office so that if a matter is ever brought to tribunal during the tenancy the agent has the original lease as the tribunal will ask to see this.
The tenant must also be issued a copy of the agreement so that they are aware of their rights and responsibilities as a tenant.
