URBAN LAND & HOUSING GROUP – LANDLORD TIP – CAN I ATTEND THE ROUTINE INSPECTION WITH MY AGENT?

Many landlords are under the impression that they are not allowed to attend the routine inspection with their agent.
This is not the case at all, we encourage our landlords to come along as it lets them see first hand how the property is being treated and any requests from the tenants for repairs or maintenance can be answered by the landlord on the spot.
The agent must give the tenant at least 11 days’ notice (7 days plus 4 days postage) prior to a routine inspection being carried out.
Often the tenant will need to change the inspection time or date so it is best off to give your agent a few dates and times that you can make it so they can work this in with the tenant.
If you can’t attend the routine inspection your agent should try to take some internal photos so you can see how the property is being kept.
