Landlord Tip – How often should my agent conduct a routine inspection?

Routine inspections are very important to ensure that your property is being well maintained by the tenant and that there a no major issues with the property in terms of repairs and damage.

When routine inspection are conducted regularly the agent should be able to pick up on any structural problems that weren’t present or have gotten worse since the last inspection.

One of the most common problems that go undetected without regular inspections are water damage to bathrooms and walls. If changes to the walls in the bathroom occur such as lifting tiles or mould in walls this is sometimes a sign of water sitting behind the wall and can cause extensive damage.

Your managing agent should conduct 4 inspections per year, Generally every 3 months.

We provide our landlords with a report that also contains some internal photos of the property so the landlord can get an idea of the state of the property at the time of the inspection.

You may also request to be present at the inspections along with your agent, keeping in mind that your agent must give the tenant at least 7 days written notice prior to any inspections.
