MARKET UPDATE COLEBEE
The real estate market within Colebee is still chugging along and there is currently strong demand for the more premium homes within the area, as people look to upgrade into the estate.
Urban recently set a new land sale record for the Colebee suburb at Lot 452 Grenfell Place, exchanging at $915,000. 6 Kirkwood Cres, a beautiful double storey home on a large block with pool, sold after first weekend for $1,252,000, 5 Shearer Place, a lovely single level on a large block, sold after the first weekend for $1,100,000 and 46 Stonecutters Drive, one of the nicest golf front properties in the estate went under contract in less than 3 weeks.
Generally clearance rates across NSW are fluctuating between 60% and 75% currently, so the market is still healthy but not crazy. Buyers are just not as bullish for the middle market homes in Colebee as they were, with increasing competition in other local areas for this product, so vendors need to be patient for the right buyers. The premium homes in the area however, are very sort after and will sell quickly if the price is in line with market expectations.
Colebee recently featured on a Realestate.com.au ad, stating the area average price is now $1,010,000 for established homes. Urban had a very buoyant year in Colebee in 2017, selling 41 properties, the next best agent selling 5 (Source: RP DATA)
In other very exciting news, the Schofields Rd/South Street road connection is now complete, travel time to Rouse Hill from SCR is less than 10min. This will only further enhance the suburbs desirability with so many local amenities now at our doorsteps.
