The managing agent for your property can most definitely pay the bills for the property out of the rent payments collected.

The most common bills that agents pay on the landlords behalf include council rates, water rates, strata rates etc.

However any bills that relates to the property can be paid from the rent by the agent.

This takes the hassle out of trying to remember when your bills are due and also minimises paperwork for the lanlord, some landlords however do prefer to pay the bills themselves as they can earn point on their credit cards.

Once you give your agent permission to pay bills on your behalf they will then contact the creditor direct to have any rates notice sent directly to the agent.

Remember if you pay the water rates yourself always pass a copy of the bill onto the agent so they can claim the water usage off the tenant (if applicable).
